Building Survey Our most detailed style of report for purchasers of Residential or Commercial property. The report includes technical information on construction and materials and details of detected defects. Our Building Surveys use digital photographs, exploded diagrams and a glossary of terms. House Purchase Survey The House Purchase Survey takes the best of the old RICS Homebuyer Survey and Valuation Report and adds some features from our Building Survey. It is an entry level survey (described as "level 2") for conventional types of property in apparently reasonable condition. It includes Rebuilding Costs and the surveyor's opinion of Market Value. Flat Purchase Survey Sister to the House Purchase Survey is our Flat Purchase Survey. It is a bespoke Level 2 survey for homebuyers of conversion or purpose built flats, maisonettes and apartments. It also includes Rebuilding Costs and the surveyor's opinion of Market Value. Valuation A very limited inspection, purely to advise on the Market Value of the property, not it's remedial or maintenance condition. Mainly used for tax or legal matters, such as probate and matrimonial valuations. Structural Investigation If you are concerned about cracks which have appeared in your property, damp penetration or similar issues, we provide an investigation, diagnostic and remedial service. Party Wall Awards A service for preventing and resolving disputes in relation to Party Walls, boundary walls and excavations near neighbouring buildings. Schedules of Dilapidation, Condition, Scott Schedules and Terminal Schedules Scheduled record the state of repair or disrepair in property and the breach of a repairing covenant by landlord or tenant.
